TopBroker Open Property Feed

One self-describing feed of real-estate listings, served in two encodings of the same document. Every document carries the definitions of every code it uses, so you never need a second lookup to understand it.

Getting a feed

1. 1

   The agency enables the Open Property Feed in TopBroker and sends you its link.

2. 2

   Each portal partner gets its own link, so an agency can publish a different set of listings to you than to anyone else, and can revoke your link without affecting others.

   Fetch the .json URL, or the same URL ending in .xml if your importer only speaks XML. Both are the same document.

   The document is regenerated every 15 minutes. Re-fetch and diff against your stored copy.

Rules that matter

1. 01

   Absence means delist

   The feed is the complete current set of published listings. A listing present yesterday and absent today has been archived or withdrawn, and must be removed from your site. There is no separate deletion signal.

2. 02

   Sold stays visible

   A sold listing remains in the feed with status sold, so a website can show which property is sold, for example which units of a new-build project are gone. If you list only available properties, hide it.

3. 03

   All areas are square metres

   Every field ending in _m2 is already converted. You never need to know what unit the agency quotes internally.

4. 04

   Presence is the flag

   A sale object present means the property is for sale; a rent object present means it is for rent. Both may be present. There is no separate boolean and no price of zero standing in for “not offered”.

5. 05

   Hidden locations are omitted, not flagged

   When an agency withholds an exact address, location.precision is "district" and the street, building number and coordinates are simply absent. You are never asked to hide something we sent you.

6. 06

   Read the legend, not a lookup table

   Every document opens with a vocabulary block defining every code it uses, in Lithuanian and English, with a definition. One fetch is always enough.
